WHAT IS THE HOUSING MARKET LIKE… In The Shoreline Towns of New Haven County RIGHT NOW?

The housing market in by the Shoreline of New Haven County, continues to display signs of robust activity and steady growth!

💪 Strong Demand: There continues to be strong demand for homes in shoreline communities such as Milford, Guilford, Branford, and Madison. The appeal of waterfront properties and proximity to recreational amenities attracts both local buyers and those relocating from urban centers.

🏡 Limited Inventory: Inventory levels remain relatively low, contributing to competitive bidding situations and quicker sales. Well-priced homes in desirable locations are often seeing multiple offers. Compared to 1,051 new listings in June of 2023, there have only been 775 new listings in the Shoreline towns for 2024, showing a 35.7% decrease in inventory.

📈 Steady Appreciation: Home prices in New Haven County shore towns have shown steady appreciation, reflecting ongoing interest and investment in coastal living. The median sales price of shoreline homes has increased by $50,000 from June of last year compared to today's market!

💲 Interest Rates: Mortgage rates have remained stable, although there has been some fluctuation. This has motivated buyers to act sooner rather than later to secure financing at favorable terms.

Overall, it remains a seller's market in many shoreline areas, characterized by quicker sales and homes often selling at or above asking price.

🥕 Cityseed’s Wooster Square Farmer's Market (Every Saturday 9am-1pm): The Wooster Square farmers market, located at 511 Chapel St, has been a staple in the Wooster Square community for over 15 years. 🎵 East Haven Summer Beach Concerts (Every Saturday/Sunday Starting July 6th): Mark your calendars, grab your blankets, chairs and join us for a summer of unforgettable music, food trucks for dinner, and community spirit at East Haven's Concert Series on East Haven Town Beach. Music will be going on from 1-4pm Saturday and 6-8pm on Sundays.

🎨 Guilford Art Center Craft Expo (July 19-21): Explore a juried exhibition of fine contemporary crafts by over 180 artists from across the country on Guilford's Town Green. This event features ceramics, glass, jewelry, and more, alongside demonstrations and food vendors.

🌮 New England Taco Festival 2024, Guilford Fairgrounds (July 27-28): A Fiesta like no other! Thousands of tacos will be consumed, while also enjoying Lucha Libre Wrestling, Mechanical Bull Riding, Donkey Rides, Bounce Houses and more! Tickets must be ahead of time. Kids under 12 are free!
